Q: Is the $65 fee an application fee? 

A: No, the $ $65 fee is not an application fee. 

 

Q: What does the fee cover? 

A: The fee is used for consulting and negotiating with potential landlords which meet your criteria and price point to help you find your new home, once we have your application we do all the work for you.

 

Q: Why should we use your services?

A: With finding a niche in the rental market specializing in low credit, prior evictions and criminal backgrounds, we are the leader in the industry placing families in new homes. 

Since 2023 we have placed over 1,500 families in homes who have been struggling to get a second chance and finding a home of their own.

 

Q: What if we have bad credit, priory evictions or a criminal background?

A:  This is our specialty, we started Rental Locators in 2023 based on these concerns so many families have struggling to find a home.

With the largest database of private landlords in the country, 20,000 plus strong and growing daily, our staff is very well trained at negotiating and working around obstacles with private property owners. 

 

Q: What is the turnaround process once the application is submitted? 

A: Once we have your application, we will call you within 48 hours to verify all the information and find out what obstacles you are up against. At that point we begin our search throughout our database matching up your requirements and price point based on your zip code.

Typically within 7 to 10 business days we can have homes for you to view and decide on which location fits your needs best.

 

Q: Do you guarantee your services? 

A: As in life, nothing is guaranteed. However, we can promise you that we will do everything we can to find you a home in the shortest amount of time possible.

On average, we place approximately 80% of all applicants who utilize our services within 2 weeks. 

 

Q: What happens if you don't find us a homeright away, do we have to pay another fee? 

A: No, you do not have to pay another fee, once we have your application it's good until we find you a home.

 

Q: Does it make any difference what state or city we live in?

A: No, it does not make any difference which state or city you live in, we have grown to a national level and cover all lower 48 states including US territories. 

 

Q: What if we don't have all the money needed to rent a place?

A: As you know, most landlords require first month, security and deposit upon moving in. However, there has been many times that we are able to negotiate a payment plan which will allow the applicant to move in sooner than later, but this is not a guarantee.

 

Q: Do you have section 8 housing?

A: Yes, we do have many landlords who accept section 8 housing and follow state, city and county guidelines.

 

Q: Do you have homes that accept pets? 

A: Yes, many of our private property owners do accept pets, some do have restrictions on size and breeds and may require an additional deposit. 

 

Q: Do you only work with applicants who have bad credit, prior evictions or criminal backgrounds? 

A: No, we work with anybody who is looking for an annual rental property. 

Approximately 30% of our applicants have good credit and no prior criminal history or evictions.

 

Q: Do you do short-term or vacation rentals? 

A: Typically no, the majority of our rentals are all annual leases with options to renew.

 

Q: What are your hours of operation? 

A: Our normal business hours are Monday through Friday 9:00 a.m. To 6:00 p.m.. 

However, you can submit an application 24/7 through our website.

All applications are processed in the order they are received in.

Once we receive your application, we will contact you within 48 hours.

 

Q: How many we contact your office?

A: You may contact us directly through calling, texting or email. 

We receive dozens of phone calls daily, for the fastest response we recommend sending us a text and we'll typically get back to you in a short period of time.

 

Q: What is the next step?

A: Once you've decided to use our services, please fill out the application and sign the disclaimer,  pay the $65 fee, from there we do all the work for you.
